Selling
Selling is not just listing. It is positioning.
Pricing a home wrong is the fastest way to leave money on the table or sit on the market until buyers start wondering what is wrong with it. I have been licensed since 2006, and I will tell you the truth even when it is not what you want to hear.
Where Value Comes From
The Four Things That Determine Your Sale Price
There is no single value for any home. Every property has a value range, and how much of that range you capture comes down to how well your home performs in four areas. Get all four right and you sell at the top of your range. Miss one and you leave money behind.
Preparation
As buyers gain more options, their expectations for condition go up. Cosmetic repairs, painting over taste-specific colors, replacing worn flooring, and handling minor maintenance all make the difference between standing out and getting passed over.
Presentation
Preparation is about condition. Presentation is about how the home makes a buyer feel when they walk in. Clutter-free, immaculately clean, well-lit with the curtains open. The details create a lasting impression and drive stronger offers.
Pricing
The better the preparation and presentation, the higher the price the market will support. When a home is genuinely ready, I can confidently position it at the top of its value range.
Promotion
No two agents market a home the same way. Most lean on the MLS to do the work. I treat the MLS as one piece of a bigger strategy. More eyes means more competition, and more competition means a higher final price.
You can bring a thousand buyers through a home, but if it is poorly prepared or overpriced, it will not sell. Exposure only works when the preparation and the price are right.
The Truth About Pricing
Why Pricing Is Everything
Do you know what happens to overpriced homes? Nothing. No showings, no offers, no movement. You can have the most beautiful home with impeccable staging, but if the price is wrong, you are going nowhere. I do not hand you a number designed to win your listing. I give you a number backed by what the market is actually doing right now, in your neighborhood, for homes like yours.
The goal is the top of market without going over. That sweet spot is a data conversation, and I have it with every seller before the sign goes in the yard.
What Determines Your Price
Comparable sales nearby, property condition, upgrades and features, how show-ready the home is, current market conditions, competing inventory, interest rates, and marketing reach.
What Does Not Determine Your Price
Your original purchase price, what you have invested in maintenance, the cost of specialized features, your personal financial goals, and how much you need to walk away with.
Your Roadmap
The Selling Process
Here is what selling your home actually looks like, from the first conversation to the day the proceeds hit your account.
Listing Consultation
I tour your home, learn your goals and timeline, and have the honest pricing conversation up front.
Preparing Your Home
I walk through room by room with specific recommendations to maximize appeal and price. I will tell you what to address and what to leave alone. Skipping this leads to fewer showings and a lower final price.
Professional Media
Most buyers see your home online first. Web appeal is the new curb appeal. Professional photography, video, and a strong online presentation make your first impression the reason someone books a showing.
Coming Soon and Launch
Before the home hits the MLS, I build a list of interested buyers in advance. By the time it goes live, there is already an audience paying attention.
Marketing Period
The home goes live across the MLS and every major platform. I tailor the timeline to your neighborhood's average days on market and keep you informed on what buyers and agents are saying.
Offer Negotiations
Most sellers fixate on price. Price matters, but many other terms affect what you actually walk away with. I negotiate every term of the contract on your behalf, not just the number at the top.
Under Contract and Contingencies
Once under contract, there are dozens of moving parts: option period, inspections, financing, appraisal, and deadlines that cannot be missed. I manage every step and keep the deal on track.
Closing
You sign the documents, ownership transfers, and the proceeds hit your account, usually within one business day. I coordinate the entire closing so you know exactly what to expect.
It Is Never Just the Price
Multiple Points of Negotiation
When most sellers think about negotiation, they think about one number. That number matters, but there are many other terms I review with you on every offer, and any one of them can change what you actually net at closing.
A strong offer on paper is not always the strongest offer for you. I read the whole picture and tell you what it actually means.
Presentation Pays Off
Staging That Sells
Presentation affects how buyers respond to a home. There are three levels of staging, and I help you decide which one makes sense for your property.
Existing Staging
Rearranging your current furniture for optimal placement and flow. The most basic level, making each room feel balanced, spacious, and inviting using what you already have.
Physical Staging
Bringing in rental furniture, art, and accessories to transform empty or lived-in spaces. It requires an investment, but the boost in presentation often leads to a faster, more profitable sale.
Virtual Staging
A digital technique that shows a property's potential with realistic furnished images, without the cost of physical furniture. A smart option for vacant homes or specific rooms.
Two Things Sellers Should Understand
What to Expect From Inspections and Buyer Agent Compensation
After you accept an offer, the buyer typically has an option period to inspect the home, usually within seven to ten days. Inspections and the repair negotiations that follow are one of the top reasons a sale falls apart. Common sticking points are foundation, electrical, plumbing, roofing, and pests. There is no perfect home, and not every item is the seller's responsibility. I help you understand what is reasonable and how to respond.
A buyer may request that the seller pay some or all of their buyer-agent compensation. Compensation is negotiable, and we evaluate any request alongside the offer’s price, terms, and estimated net proceeds. The decision is yours.
The Finish Line
Closing Day
The buyer does a final walk-through, usually the evening before or the morning of closing, to confirm the home is in the same condition as when they made the offer and that any agreed repairs were completed. Closing itself happens at the title company.
As the seller, you will sign around ten to twelve documents to transfer ownership. Once the buyer signs and the full purchase amount is received, the closing is complete. You can usually expect your proceeds within one business day, if not the same day.
