Buying
You found the house. Now let's make sure you actually get it.
Anyone can scroll Zillow. What you actually need is someone who knows what a listing is not telling you, can write an offer that holds up, and will be there when things get complicated. That is what working with me looks like.
The Real Work
What I Actually Do For You
Anyone can browse listings online. Most buyers spot the homes they want to tour before I ever send them. The real value is everything that happens behind the scenes: the expertise, the negotiation, the protection, and the strategy that saves you money, stress, and mistakes you never even see coming.
Reading the Market Beyond the Photos
I read between the lines of every listing: pricing strategy, days on market, agent patterns, hidden red flags, neighborhood shifts, and resale strength. There are details a listing does not show, and I flag them for you.
Knowing the True Value of a Home
I run detailed comps, understand the micro-market, and recognizes when a home is overpriced, underpriced, or set up to spark a bidding war. This protects you from overpaying or missing a great opportunity.
Writing an Offer That Wins
Winning is not about offering the most money. It is about the right terms, knowing what sellers actually prioritize, and negotiating the conditions that protect you. This is where deals are won or lost.
Spotting Red Flags Early
I know what signals trouble in a home: structural concerns, poor workmanship, risky updates, and insurance red flags, often before you spend a dollar on inspections.
Your Roadmap
The Buying Process
Buying a home has a lot of moving parts. Here is what it actually looks like, from the first conversation to the day you get your keys.
Get Pre-Approved
What you can afford and what you can comfortably afford are two different numbers. Your lender reviews your income, credit, and debts to determine your buying power. Pre-approval is what makes your offer credible when the right home appears.
Strategy Session
Before showings start, I want to understand how you actually live. Not just bedroom count and budget. The school situation, the commute, whether you want to walk somewhere or have room to breathe. That conversation shapes the entire search.
The Search
I set up a customized search that alerts you the moment a matching home hits the market. I review listings closely first so you only tour homes worth your time.
Tour and Evaluate
I tour every home with you, point out what the photos did not show, discuss resale potential, and flag anything worth a closer look before you fall in love.
Make an Offer
When you find the one, I review the comps, build the strategy, write the offer, and submit it. If the seller counters, I walk you through every change. You make the final call with the information to make it confidently.
Option Period and Inspections
A licensed inspector evaluates the property. I review the report with you, separate normal maintenance from real concerns, and help you decide whether to request repairs, ask for a credit, or walk away.
Appraisal and Final Approval
Your lender orders an appraisal to confirm value, then moves into full underwriting. Expect to be asked for documents more than once. It is normal for every buyer. I coordinate throughout so nothing slips.
Final Walk-Through and Closing
Within 24 to 48 hours of closing you confirm the home's condition and that any repairs were done. Then you sign at the title company, the loan funds, and the keys are yours.
Know Your Numbers
Understanding Pre-Approval
Your lender looks at your full financial picture to determine what you actually qualify for: your income, your credit, and your existing debts. It can feel intrusive, because they want to understand where every dollar comes from and where it goes. Keep in mind they are preparing to lend you a significant amount of money, and their job is to make sure the numbers support it.
Your credit score is a big part of this. The higher it is, the lower the risk you represent, which can mean better rates and more loan options. A lower score does not mean you cannot buy. It may just affect the type of loan or the rate you qualify for.
Lenders also look at how steady your income is, not just how much you make, and they calculate your debt-to-income ratio to see how much of your monthly income is already committed. Every loan type has its own limits, and a good lender will walk you through exactly where you stand.
What You Qualify For Is Not the Whole Story
The Budget Conversation
Your pre-approval is the maximum the lender will give you based on your gross income. It does not account for childcare, travel, lifestyle, or anything else that matters in real life. Always think about what you can comfortably afford each month, not just what you can borrow.
Two homes at the same price can have very different monthly payments once property taxes, homeowners insurance, and HOA fees are factored in. The difference can be several hundred dollars a month. I point this out for every home you consider so you understand the true cost of ownership before you make an offer, which matters even more in Galveston County where taxes and insurance vary widely by area.
What You Will Pay and When
Out of Pocket Expenses
Buying a home involves more than a down payment. Here is a clear picture of what to expect and roughly when during the process.

Option Fee
A non-refundable fee paid to the seller for the unrestricted right to terminate during the option period.
Home Inspection
General inspection plus any add-ons you choose.
Specialty Inspections
Any additional inspections based on the general findings.
Appraisal Fee
Ordered by your lender to confirm value.
Closing Costs
Fees to finalize your loan and transfer ownership.
Down Payment
Your upfront portion of the purchase price.

The Option Period
What to Expect From Inspections and Appraisal
A general home inspection is exactly that, general. The inspector evaluates the overall condition but is not a specialist in every system. If something like the foundation, sewer line, or roof needs a closer look, I help you bring in the right specialist before you make a decision.
When you review the report together, I separate normal maintenance from watch items from real concerns. There is no perfect home. Even new construction has items on the report. The point is to identify what actually matters, then decide whether to request repairs, ask for a credit, accept the home as is, or in some cases walk away.
The appraisal is your lender's way of confirming the home's value supports the loan. It is one professional's opinion, and if it comes in low, you have options: renegotiate the price, ask the seller to split the difference, bring additional funds, challenge the appraisal, or walk away if your contract allows. I have navigated all of these.
What Buyers Say
In Their Own Words
Caitlyn was recommended to us by a family friend for our move from LA to TX, and she was incredible. She stuck by us through months of searching and three failed attempts before we finally found our home. She is a true advocate for her clients. She hooked us up with a fantastic inspector who helped us dodge two major bullets, and she was always available for late-night or weekend texts. Caitlyn ultimately landed us a great deal, and her dedication made a stressful relocation so much easier. We would absolutely use her again.
Caitlyn went above and beyond in multiple transactions for us. She knows the market and worked hard to check the boxes of what we needed in a new home.
