Relocation
Moving to Galveston County? I did it too.
I relocated to Galveston County in 2014 as an outsider. I did not grow up here. I did not know anyone. I figured it out, fell in love with it, and has spent the years since helping other families do the same thing, but faster and with a lot less guesswork.
This Is Not a Typical Home Search
Why Relocating Is Different
When you are relocating, you are not just choosing a house. You are choosing a school district, a commute, a community, and a lifestyle you have never actually experienced. Getting that wrong is expensive in ways that go beyond the purchase price.
I ask different questions than most agents. I want to know how you spend your weekends, what your mornings look like, whether you want neighbors close by or room to breathe, and what would make you feel like you made the right call two years from now. That conversation shapes everything that comes next.
I work with out-of-town buyers regularly. Virtual tours, honest neighborhood breakdowns, and a clear picture of what each community is actually like to live in, not just what it looks like in a listing photo. By the time you get on a plane or drive into town, you will already know where your time is best spent.
Your Relocation Roadmap
How the Process Works for Relocators
The First Conversation
I want to understand your situation. Where you are coming from, your timeline, whether you have flexibility or a hard start date, and what matters most to your family. This is the conversation that prevents you from touring the wrong neighborhoods for three days straight.
Community Matching
Based on what I learn, I narrow down the areas that actually fit your life. Not just price range and square footage but schools, commute, lifestyle, and the kind of neighborhood that will feel like home once the boxes are unpacked.
Virtual Tours and Research
If you are not local yet, I conduct virtual showings and gives you a ground-level look at each community before you book travel. I am honest about what the listing photos are not showing you.
In-Person Tour Days
When you come to town, your time is organized and intentional. You are not driving aimlessly between neighborhoods. You are seeing the specific homes and communities that already match your criteria.
Making an Offer Remotely
Relocation buyers often need to move fast and sign remotely. I handle this regularly. I walk you through every document and every term so you feel confident in what you are signing, even from a thousand miles away.
Managing the Transaction From a Distance
Once under contract, I coordinate everything locally on your behalf: inspectors, contractors, follow-up visits, and closing prep. You stay informed without needing to be physically present for most of it.
Getting Settled
After closing, I can connect you with trusted local vendors: movers, electricians, landscapers, and anyone else you need. I have been building relationships in this county since 2014 and is happy to make the introductions.
The Markets I Know
Know the County Before You Arrive
Galveston County covers a lot of ground, from quiet island communities to fast-growing suburbs with easy Houston access. Here is an honest look at each area so you can start narrowing down before your first showing.
Friendswood
Established families, top-rated schools, a real community feel without the suburb sprawl. my home base since 2014.
League City
Growing fast, great access to Houston, popular with young families and daily commuters.
Galveston
The island. Beach lifestyle, historic neighborhoods, strong second home and investment market.
Jamaica Beach
Quiet and tight-knit. Almost entirely vacation and second home buyers.
Tiki Island
Waterfront living, a small close community, mostly second homes and boat owners.
Kemah
On the water and walkable to the boardwalk. Popular with buyers who want a coastal feel close to Houston.
Seabrook
Laid back, water access, a mix of full-time residents and weekend home buyers.
Clear Lake Shores
A small island community surrounded by water with very limited inventory.
Bayou Vista
Canals, fishing, and a community where most homes have a boat slip out back.
Dickinson
An affordable entry point into Galveston County with easy highway access.
Texas City
Waterfront access and one of the more affordable options in the county.
La Marque
Growing steadily, close to Texas City, good for buyers watching their budget.
Things Worth Knowing Before You Move
What to Know About Galveston County
Property Taxes Vary by City
Tax rates differ from one community to the next. Two homes at the same price can have monthly payments that differ by several hundred dollars once taxes are factored in. I flag this for every home you consider.
Flood Zones and Insurance Are Real Conversations Here
Parts of the county sit in flood zones that require additional insurance. This affects both your monthly payment and your long-term risk. I know which areas carry more exposure and makes sure you understand what you are buying.
Coastal Living Has a Different Maintenance Reality
Homes near the water face humidity, salt air, and storm conditions that wear on roofing, siding, and HVAC systems faster. If you are new to coastal Texas, I will help you understand what to look for and budget for.
This Is Not One Market, It Is Many
Friendswood and Jamaica Beach are both in Galveston County and could not be more different. I know each community individually and can tell you what the data says about pricing, inventory, and days on market for the specific areas you are considering.
The Financial Side of Your Move
Understanding the Buying Process Here
If you are financing, your first step is getting pre-approved with a lender. They will look at your income, credit, and existing debts to determine your buying power. Pre-approval is also what makes your offer credible when the right home shows up, which matters even more when you are competing from out of state.
Your pre-approval is the maximum the lender will give you, but it does not account for the realities of a move: new commute costs, lifestyle changes, or settling-in expenses. Always think about what feels comfortable each month, not just what you qualify for.
Once you are under contract, you will move into inspections, appraisal, and final underwriting. I coordinate the local pieces on your behalf and keep you informed at every step, so distance never means being left in the dark.
From Someone Who Made the Move
A Few Things I Love About Living Here
I did not grow up in Galveston County. I chose it. Here is some of what made me stay.
The Coast Is Right There
Whether you want the beach, the bay, or a boat slip, the water is part of everyday life here, not a weekend trip.
Room to Actually Live
You can find space, larger lots, and breathing room without giving up access to Houston.
Real Community
From Friendswood's tight school community to the small island neighborhoods, people here know their neighbors.
Easy to Feel at Home
It did not take long for me to feel settled, and I have helped a lot of families get there even faster.

Testimonials
Caitlyn was recommended to us by a family friend for our move from LA to TX, and she was incredible. She stuck by us through months of searching and three failed attempts before we finally found our home. She is a true advocate for her clients and her dedication made a stressful relocation so much easier. We would absolutely use her again and highly recommend her to anyone looking for a tireless, professional realtor.
Caitlyn went above and beyond in multiple transactions for us. She knows the market and worked hard to check the boxes of what we needed in a new home.
Your First Step
Start Before You Get Here
The best relocations start with a conversation long before moving day. The earlier you reach out, the more I can do to set you up: narrowing neighborhoods, lining up virtual tours, and making sure your in-person trip is spent on the right homes instead of the wrong ones.
You do not need to have it all figured out. Most people moving here do not. Tell me where you are coming from and what you are looking for, and I will tell you where to start.
Not local yet? That is fine.
The first call is just a conversation. Tell me where you are coming from and what you are looking for, and I will tell you where to start.
